ConocoPhillips used Brookfield GlobalpRelocation Service, formerly GMAC Global Relocation Services.
Over its 50 years of the corporate relocation process has evolved into a system to help employees transferred from around the nationn or around the globe get settled in theirdnew city. Employees like the assistance, as finding your bearings in a new hometow can be a major sourcesof stress. Companies like it becausre it frees up the employees to focus ontheidr work, instead of struggling to get acquainted with new That job lies with the relocation specialist at the real estatd agency, who is the primary point of contacy with the client.
The job entails helpiny the client select an appropriate locate the same servicew they used in theirr previoustown and, with international clients, help them get used to life in the Unitecd States. “It’s not just the real estate pieces that you helpthem with,” says Anne director of relocation and corporate services at Marthaq Turner Properties. “We start with a relocation Wedo pre-move counseling, in-depth counseling, we do area orientation tours and home marketing assistance. We also do cost of livingg comparisons and rental andhousing assistance.
” Relocatiojn specialists require a special breed of agent, says Michells Sandlin, director of global relocation services at John Daugherty “If they are working with internationapl clients, there are certain cases wheree agents being bilingual and having lived abroad themselves is helpfulo to the transferee,” Sandlin says. “It’se going to take an agent who isvery flexible, who is very and above all else, well trained. Agentsa need to have a minimumj of two years of sales experienced as well as properrelocationh training.
” Several relocation specialist certifications One of more popular specializations is the CRP, or certifiedf relocation professional, granted by Arlington, Va.-baseds Worldwide ERC. “A true relocation director should be trainedd inthis field, there is more than just the individuao you have to deal with,” says Dianne relocation director for Greenwood King Properties. who has a CRP studied for six months for the which is held only once a year and only in two locationz in theUnited States. “It was harder than my broker’zs exam,” McCoy says.
CRP training coverx the unique aspects of therelocation business, from helpingv a spouse adjust when they arrive in the city much later than the transferreed employee, to organizing group moves, to employer buyout When an employee has difficulty selling his previoues home, some relocation packages put forth by employersx state that the home will be or bought out, by the third-partyh relocation services. For relocation the employer picks up almost all ofthe tab. Companiess will often pay for movingb costs andtemporary housing. Fee structures may but most often agencies will paythe third-party relocatiomn companies 30 percent to 40 percent of their commission as a referrakl fee.
It’s doubtless there is turmoil in the real estatemarket nationwide. Home pricese have fallen, financing is hard to come by and most peoplee are waiting out the recession before they make any majoe financial moves such as buyinga home. But McCouy says people are being relocated to Houstom morethan ever.
